Request Maintenance

As per standard TAA lease requirements, all maintenance requests must be received in writing. You can request maintenance by placing a note in the mailbox as stated in your lease. Please include your property address, full contact information for you and your roommates, and all issues that need to be addressed.

For your convenience, we have also provided an online portal where you can submit and track the issue through completion. Please click here to file a Maintenance Request from the Resident Portal. If you have difficulties logging in, please use our Contact Form to contact our office.
For maintenance emergencies ONLY, after you have submitted your Online Maintenance Request, please call/text 979-200-6282. It is important to fill out the online form also so that our office will know to follow-up on the issue. All non-emergency requests must be dispatched, so please do not contact the given number until after the office has processed your request.

Emergencies include running water, leaking gas, or other immediate safety hazards.

Maintenance Tips

Tips for Running Water
  • Turn off the water at the source. It is important that you prevent additional damage until the situation can be addressed by a professional.
  • If you cannot turn the water off at the leaking device (i.e. toilet, sink, etc.), turn the water off at the building. This is done at water meter and will prevent additional damage to the unit and your personal property.
  • In the event that you cannot turn off the water and your unit is flooding, call the Utility company’s emergency line to have your water disconnected.
Tips for Air Conditioning and Heating Unit
  • For central a/c, set the temperature setting to auto & cool position for cooling, and auto & heat position for heating. Setting the thermostat under 72 degree on the cool setting will cause the a/c unit to run all the time which will increase your utility bill.
  • It is better to leave the a/c running if you are going to leave your apartment for only a few hours. When leaving, set your thermostat about 5 to 8 degree higher than when you are at home it will reduce your electricity consumption and it will cool your unit more efficiently.
  • For window a/c unit, you must avoid setting the temperature control on high, with the fan setting on low, in order to prevent damage to the compressor, resulting in a resident charge.
  • If your a/c is not cooling, first check the temperature setting; Second check the breaker box to make sure that the breakers are not tripped; Third check if you have a clean a/c filter in the unit.
  • It is the responsibility of the resident to change or wash (if you have a washable filter) the a/c filter every four (4) weeks. This will prevent damage to the unit and will keep it operating more efficiently.
  • For gas heating, make sure Lone Star Gas has service to your unit. They should initially light your pilot light. If your pilot is out, a work order can be issued through United’s office.
Tips for Best Results from Your Dishwasher
  • Before running your dishwasher turn on the hot water at the kitchen sink to purge the cold water from the pipes. The water must be 130-140 degrees Fahrenheit to properly activate the detergent. (CAUTION: WATER TEMPERATURE OVER 130 DEGREES CAN CAUSE BURNS)
  • Rinse dishes thoroughly.
  • If you have a garbage disposal, run it to remove any food that might otherwise back into the dishwasher when it drains.
  • Use power or gel automatic dishwasher detergent. Only use 1 teaspoon to 1 tablespoon of detergent in each dispenser cup that is used for the cycle you have selected. The use of a rinse agent, like JET DRY, will aid in drying the dishes. (IF A FILM IS PRESENT AFTER RUNNING DISHWASHER, USE ONLY THE OPEN DISPENSER CUP)
  • Start the dishwasher immediately after adding detergent.
  • Every 6 months fill a coffee cup with white vinegar, set it on the top rack and run the dishwasher with no dishes. This will help clean the dishwasher of any residue.
Steps on How to Use Your Garbage Disposal Correctly
  • Turn the water on at the kitchen faucet
  • Turn on the garbage disposal
  • Start feeding the garbage disposal a little at a time
  • Let food clear disposal
  • Turn the garbage disposal off
  • Let water run 15 to 30 seconds longer to flush the sink lines
  • Turn water off
Trouble Shooting if your garbage disposal is not doing anything when you turn on the switch
  • First, check the reset button (reset button is located on the bottom of the disposal), push the button
  • Second, check the breaker box to see if breaker is tripped
  • Third, look inside disposal to check for objects blocking the blades
  • Do not put any kind of metal or any hard objects in the garbage disposal for example: bones, seeds, etc.
  • Do not stuff your garbage disposal & try to turn it on
Fire Prevention – Please abide by the following requests for your dwelling to ensure the physical health and safety for you and your neighbors
  • Remove all BBQ grills from all balconies
  • BBQ grills must not be stored on or used under any balcony area
Washer & Dryer
  • Do not overload your washer and dryer
  • If washer will not continue through the spin cycle, rearrange clothes and restart–clothes may be off balance
  • Always clean the lint trap before using the dryer
Lawn Care
  • The perimeter of your unit should be free of debris. This is very helpful for the landscaping crew.
  • Any gates that are not opening and closing properly or that have been locked by you need to be reported to the office.
  • If at all possible, pets need to be out of the backyards during the time of mowing. Please be considerate and pick up after your pets.
Pest Control
         Prior to Pest Control Treatment
  • Please remove all food, utensils, glasses, dishes and food containers from countertops and floors. Also remove everything from inside the cabinets if you wish them to be treated.
  • Please remove all animals and animal food bowls until at least 30 minutes after the pest control treatment is complete (to give the chemicals time to dry and the fumes time to dissipate).
  • Because of the annoyance of the fumes during application, we suggest that no person or animal be in the apartment during the pest control application.

Everyday Pest Control Tips

  • Do not keep brown paper grocery sacks around since they often are contaminated with roach eggs. Roaches can thrive in the dark warm folds of paper sacks.
  • Do not leave food uncovered except when absolutely necessary.
  • Do not drop food or crumbs on the floor.
  • Sweep and mop your kitchen regularly. Clean up spills immediately.
  • Vacuum the carpets frequently to remove crumbs and other food particles accidentally dropped.
  • Use the garbage disposal in the sink whenever possible. Do not put wet garbage in the trash.
  • Take the trash to the dumpster daily (or at least every other day).
  • If you are allowed to have an animal, store animal food in well-sealed containers and be sure to clean water bowls and food bowls at least once a day. Remember that wet animal food attracts roaches and other pests much faster than dry animal food.
